The Balearic Islands sit further out into the Mediterranean than the mainland coasts, and Mallorca is the one with a property market of real depth. The island divides cleanly. Along the north-west runs the Serra de Tramuntana, a UNESCO World Heritage landscape of terraced hillsides and stone villages where building is tightly restricted and supply is structurally scarce. The east coast is a sequence of calas — small sheltered coves, each with its own resort village. The south and the bay of Palma combine the island's only real city with marinas, an international airport and services that stay open all year.

Mallorca is not a volume market and we do not treat it as one. Restricted development, protected landscape and a limited coastline mean the island holds value differently from the mainland: the constraint is planning permission and shoreline, not construction cost. Our selection here is deliberately small — a handful of projects and houses at a time, chosen for location rather than assembled to fill a catalogue.

What we list is new-build, delivered to current technical code — aerothermal climate systems, A-rated insulation — and often still customisable if reserved early in construction. Every property is visited by our team before publication, and we run the purchase through our legal partners, from reservation contract to notary.
