Los Alcázares sits on the western shore of the Mar Menor, Europe's largest saltwater lagoon — shallow, calm and typically 2–4 degrees warmer than the Mediterranean beyond the sandbar. A spa town since Roman times and an aviation town since 1915, it is now the Costa Cálida's busiest property market: 19,500 residents in winter, several times that in August.

Asking prices average about €3,650/m² in mid-2026 after roughly 20% growth in a single year — the sharpest curve of any market we cover. The median home still costs around €328,000, a number the Costa del Sol left behind a decade ago.

The spread runs from about €2,700/m² in the old centre and €3,000/m² around Los Narejos to €4,000/m² at Las Lomas del Rame and Bahía Bella. New-build resort stock at Serena Golf and along the lagoon front trades between those marks.

The Mar Menor is the reason the town exists: Europe's largest saltwater lagoon, waist-deep far from shore, calm on windless days and warm enough to swim from May into November. Families with small children choose it precisely for what the open Mediterranean cannot offer.

Wind, kites and sails

Los Narejos is one of Spain's most reliable flat-water spots: steady thermal wind, schools teaching in half a dozen languages and a European kitesurf calendar that keeps the beach busy in January. Sailing and windsurf clubs share the same shore.

A spa town at heart

Romans bathed here first; the Balneario de la Encarnación has done it commercially since 1904. Wooden bathing piers stretch into the lagoon along a promenade that fills every evening — the town's social life happens at the water's edge.

Golf next door

Serena Golf's 18 holes sit inside the municipality and Roda Golf directly borders it; a dozen more Murcia courses, led by La Manga Club, lie within half an hour. Winter here is golf season, not off-season.

Eating out

Lagoon fish — dorada, mújol and the caldero rice that is Mar Menor's signature dish — dominates the promenade restaurants, with tapas streets behind the balneario and beach bars along Los Narejos.

Getting around

Región de Murcia airport at Corvera is about 30 minutes, Alicante about 50 — most owners fly whichever is cheaper that week. The AP-7 rings the lagoon; Cartagena is 25 minutes and Murcia city 35. The town itself is flat and cycles everywhere.

Cost of living and rental demand

Daily costs run well below the Alicante coast, and the season is long: lagoon summer from May, kitesurf and golf through winter. Short-let yields of 5–7% gross in our current selection ride on entry prices the Costa Blanca no longer offers.

A modern two-bedroom new-build near Serena Golf, or a resale apartment a few streets from the lagoon in the centre or Los Narejos in our current selection. Frontline-lagoon homes start higher — but on this coast €250,000 is still a real budget, not the starting point it has become on the Costa Blanca.

Depth and temperature. The lagoon stays waist-deep a long way out, has no real waves or currents, and runs 2–4 degrees warmer — small children swim safely from May to November. The open Mediterranean beaches of La Manga are fifteen minutes away when you want surf; most families use both.

Not at that pace forever — it is a catch-up move from a low base, driven by buyers priced out of the Costa Blanca. The honest read: the discount to Alicante's coast is narrowing, entry prices remain objectively low, and waiting has cost buyers about a fifth of their budget in the past year. We would not bank on 20% repeating; we would also not bet on prices going back.

Serena Golf gives newer stock, pools and golf at the lowest new-build prices — but you drive or cycle to the water. The lagoon front and Los Narejos put the beach at your door with the strongest short-let demand, on mostly older stock. Investors usually take the beach belt; year-round owners often prefer the golf's space and parking.

Two real options: Región de Murcia at Corvera, about 30 minutes, and Alicante, about 50 minutes with a far larger route network. Most owners book whichever is cheaper for the dates — having two airports in range is itself part of the town's rental strength.
