About the development

Moratella is a collection of eight ground-floor apartments in the heart of Villajoyosa, a short walk from the beach. Unlike a standard home, each unit is legally classified as a commercial premise individually licensed for tourist use — in effect an apart-hotel-style investment, ready to operate as a licensed holiday rental from day one.

The apartments come with two or three bedrooms and two bathrooms, each opening through a fully fitted kitchen-living room onto a private terrace-garden of 25 to 37 m². Delivery is scheduled before December 2026.

On-site amenities

Communal pool & gardens. A communal swimming pool and landscaped gardens, with each apartment also enjoying its own private terrace-garden of 25–37 m² finished in artificial grass.

Turnkey specification. Delivered with a fully fitted kitchen and appliances, an air-conditioning and aerothermal heating system, bathroom fittings, fibre-optic pre-installation, independent street access with a security door, and ten-year structural (decennial) insurance.

Tourist use, ownership and tax

Each unit holds its own tourist-use licence for short-term rental on platforms such as Airbnb and Booking, while the owner can use the home personally for up to 120 days a year. As the apartments sit outside the residential community, there are no community fees and no community vote over rental activity.

As commercial-tourist premises, the purchase is subject to 21% VAT rather than the 10% rate applied to residential homes; for a genuinely operated tourist rental this VAT may become recoverable under Spain's forthcoming short-stay-rental reform. Tax treatment should always be confirmed with your own Spanish tax adviser.

Villajoyosa — La Vila Joiosa — is one of the Costa Blanca's most characterful seaside towns, with its rainbow-painted old quarter, working fishing port and Blue Flag beaches. Moratella sits in the town centre, a short walk from the seafront promenade, the weekly market and the restaurants and shops of the old town.
