Tourist use, ownership and tax

Each unit holds its own tourist-use licence for short-term rental on platforms such as Airbnb and Booking, while the owner can use the home personally for up to 120 days a year. As the apartments sit outside the residential community, there are no community fees and no community vote over rental activity.

As commercial-tourist premises, the purchase is subject to 21% VAT rather than the 10% rate applied to residential homes; for a genuinely operated tourist rental this VAT may become recoverable under Spain's forthcoming short-stay-rental reform. Tax treatment should always be confirmed with your own Spanish tax adviser.

Location

Villajoyosa — La Vila Joiosa — is one of the Costa Blanca's most characterful seaside towns, with its rainbow-painted old quarter, working fishing port and Blue Flag beaches. Moratella sits in the town centre, a short walk from the seafront promenade, the weekly market and the restaurants and shops of the old town.
