Naya Residences — 2 & 3-Bedroom Apartments with Spa and Lagoon Pools in Atalaya, Estepona

Naya Residences is a new-build gated development in Atalaya, on the western side of Estepona between the town and San Pedro de Alcántara. Apartments run from 97 to 133 m² with two or three bedrooms, arranged in low curved blocks that step down towards landscaped grounds, with the Sierra Bermeja foothills behind and the sea a little over two kilometres away. Handover is scheduled for the third quarter of 2028.

The apartments

Interiors are laid out with the living room, dining area and kitchen as one continuous space opening through full-height sliding glass onto a covered terrace. Kitchens are delivered fully fitted, bedrooms have built-in wardrobes and the main bedroom an en-suite bathroom; larger layouts add a third bathroom and a separate utility room. Underfloor heating runs through the living areas and the bathrooms, with hot and cold air conditioning and a storage room in the basement for each home.

Outdoor living. Ground-floor apartments open onto private gardens, middle floors onto deep covered terraces, and the upper homes onto solariums. Terraces are oriented towards the gardens and the mountain backdrop rather than an internal courtyard, and several of the larger homes come with the option of a private pool.

On-site amenities

Two free-form pools shaped like shallow lagoons sit at the centre of the grounds, edged with lawn, palms and flowering planting, with a separate heated indoor pool for the cooler months. Residents also have a fully equipped gym and a sauna, and the whole site is gated with underground parking reached directly from the buildings. Photovoltaic panels cover part of the communal consumption and fibre optic is run to every home.

Location — Atalaya, Estepona

Atalaya sits in the golf belt that runs inland from the coast here: Atalaya Golf and El Paraíso are both within a few minutes' drive, and Guadalmina and La Quinta are barely further. The setting is residential and low-density, with pine and scrub on the slopes above and the Sierra Bermeja ridge closing the view north.

Playa Isdabe and the beach bars of the Estepona coast are around five minutes by car, Puerto Banús about fifteen minutes east and Estepona's old town a similar distance west. Málaga Airport is roughly 50 minutes, Gibraltar about 45 in the other direction — a practical position for owners who fly in through either.
