Villa Calia is a contemporary architect-designed home in Residencial Magnolias, a quiet enclave inside the Cumbre del Sol urbanisation that is already built out — meaning no construction noise next door, which is increasingly rare in this stretch of the Costa Blanca. The villa runs across three levels with 536 m² of built area on an unusually flat 870 m² plot. Pure lines, horizontal volumes and a calibrated mix of white render, natural stone and floor-to-ceiling glazing set the tone: the architecture reads as quiet and luxurious rather than showy, and the southwest orientation pulls Mediterranean light through the house from late morning to sunset. The site lies at one of the higher points of Magnolias, with an open seascape line toward the bay and the Peñón de Ifach silhouette in the distance.
The main floor is organised around a single open volume — living, dining and a designer kitchen with a central island — that opens through full-height sliders onto a deep terrace and the infinity pool. Two bedrooms, a full bathroom, a courtesy WC and an independent laundry sit on this level, so day-to-day living can happen without using the stairs. The upper floor holds the more private suites — two further bedrooms and two bathrooms (one en-suite), all opening to the sea-view terrace. Envelope & finishes. Outer envelope in TECHNAL aluminium with thermal break and motorised shutters. Indoor surfaces are large-format BALDOCER porcelain tile in flooring and cladding; bathrooms are equipped with TRES black-matte mixer taps, a walk-in shower and double basins in the master.
Security & tech. AJAX alarm system, motorised vehicle gate at the plot entrance and EV-charging pre-installation in the garage.
Outdoor. The headline feature is a 4 × 8 m infinity pool that visually meets the horizon, framed by a wide deck and an outdoor shower; the gardens are landscape-finished with Mediterranean planting. Energy certificate is pending (PTE) until handover.
Cumbre del Sol is an established hillside urbanisation perched between Moraira and Jávea, on the cliff-edge of the Marina Alta. Residencial Magnolias is one of its calmer pockets — fully built out, walkable, with mature landscaping. The villa sits about 1 km from the nearest coves at Cala del Moraig and Cala Llebeig, both accessible on foot down marked paths through pine and palm.
Day-to-day services are inside the urbanisation: supermarket, restaurants, a beach club, an international school and a sports area. The white-sand beaches of Moraira and Jávea Arenal are 15-20 minutes by car. The AP-7 motorway is reached via the CV-740 / N-332 in roughly 15 minutes; Alicante airport is about 75 minutes south, Valencia airport about 90 minutes north. Handover is scheduled for the first quarter of 2027.
