On 15 October 2026 the developer Camporrosso presented Portaitana, a new development of 56 townhouses in Mutxamel, 11 km north of Alicante. The houses are sold off-plan from €440,000. A price list by house type, a delivery date and a payment plan have not been published yet.
This is a project for people who will live in it, not a holiday flat by the sea. Mutxamel is a working town of almost 28,000 residents, and Portaitana sits in L'Alluser, a residential district of schools and family homes on the edge of the town centre.
What Portaitana is: 56 terraced houses in two rows along a landscaped inner walkway, each on three levels, with two parking spaces in the underground garage and a door from the garage straight into the house. On site there is a communal pool, a gym and a social club room. Fifty-five houses have three bedrooms; one corner house has four.
Four house types, one of them clearly dominant
The site plan splits the 56 houses into four types. The areas below come from the developer's floor plans for one reference house of each type; neighbouring houses of the same type may differ slightly, mostly in garden size.

All three-bedroom types share the same layout: two parking spaces and a separate room of about 28–29 m² in the semi-basement; living-dining room, kitchen, guest WC and terraces on the ground floor; three bedrooms and two bathrooms upstairs.
What the plans show: the house sizes are close, but the outdoor space is not. B1 houses in the northern row come with a garden of about 22 m², more than twice what the B and C houses get. C houses trade that for the largest interior of the three-bedroom types. Corner house 143 is the only four-bedroom home and the only one with a large garden — and there is just one of it.
Where exactly it is
The plot lies between Carrer Braçal de Murteretes, Carrer Mare de Déu de Montserrat and Carrer Agost, on the northern edge of the town centre. A Mercadona is about 500 m away; the CP Arbre Blanc primary school and the IES L'Alluser secondary school are a few streets away. By road, Muchavista beach in El Campello is about 6 km (around ten minutes), Playa de San Juan about 10 km and the centre of Alicante about 11 km.
What is still unknown
- Prices by type. Only the starting figure of €440,000 is public.
- Delivery date and building licence status. Not stated in the sales materials.
- Payment plan. Not published.
- Specification. At the presentation the developer spoke of fully fitted kitchens and mentioned a sauna; the sauna does not appear in the sales brochure, and no specification has been published yet (heating and cooling, energy rating).

What this means for buyers
1. The entry type works out at about €3,000 per built m²
€440,000 for a 146 m² B1 house is roughly €3,000 per square metre of built house, with two parking spaces, terraces and a garden on top. Whether €440,000 buys a B1 or another type will only be clear once the price list is out.
2. Early buyers choose from the whole site
Half of the development is a single type (B1). If you want a specific position — a larger garden, the end of a row, the four-bedroom corner house — the choice is widest now, before reservations start to fill the plan.
3. A family home, not a beach flat
Schools, a supermarket and the town centre are within walking distance; the beach is a ten-minute drive. Portaitana suits buyers who want to live in the Alicante area year-round with space and parking, rather than a holiday apartment by the sea.
