Where to Buy Property in Spain in 2026: Coasts, Towns and Prices

The towns worth shortlisting on the Costa Blanca, Costa del Sol, Costa Cálida and Mallorca: who each one suits, what the market asks per square metre and what each region allows for holiday lets.

The short answer: for the lowest prices per square metre on the coast, look at Alicante city and Torrevieja on the Costa Blanca, or the northern end of La Manga on the Mar Menor. For year-round city life, look at Alicante, Málaga or Dénia. For premium villas, look at Marbella, Benahavís, Jávea, Moraira and Altea Hills. In September 2026 the average asking price was €3,167 per m² across Alicante province, €4,118 across Málaga province, €2,215 across the Region of Murcia and €4,451 across the Balearic Islands (Fotocasa index). Across the coastal towns in this guide, averages run from about €2,700 (Alicante city) to just over €5,000 (Marbella), with districts of northern La Manga lower still.

Spain's coast is not one market. The same budget buys a three-bedroom apartment near the beach in one town and a studio in another. The right town depends on what the home is for: full-time living, a holiday base, golf, rental, or a school run. This guide covers the questions that change the answer and compares the four coasts. It then goes town by town: what the town is like, who lives there, how far it is from the airport, and what the market asked per square metre in September 2026.

About the prices in this guide: town and province prices are the Fotocasa sale price index for September 2026: the average asking price per square metre of all homes advertised for sale, resale and new build together, with the change on September 2025. Examples such as "an 80 m² apartment at the town average" simply multiply size by that figure; real homes vary by district, view and condition. Population figures are INE (Spanish statistics office) data for 1 January 2025. Airport distances are by road. The "homes for sale" links lead to our current listings, mostly new builds, with live prices.

How to choose where to buy

Five questions narrow down the choice:

  • What is the budget, all in? Add roughly 10–15% to the price for taxes, notary, registration and legal fees; the breakdown by region is in our guide to buying costs in Spain. Then divide what is left by the town's price per m². A €300,000 purchase price buys about 111 m² at the Alicante city average and about 60 m² at the Marbella average.
  • Year-round home or holiday use? Living there all year points to towns with a full working life outside summer: Alicante, Torrevieja, Dénia, Villajoyosa, Málaga, Fuengirola, Estepona. A holiday home can sit in a resort or golf community where most owners come in the warmer months.
  • How will you fly in? Alicante-Elche airport serves the Costa Blanca, Región de Murcia airport at Corvera serves the Mar Menor, Málaga serves the Costa del Sol and Palma serves Mallorca. If you will fly in often, the difference between 15 km and 100 km to the terminal matters.
  • New build or resale? New builds are paid in stages before completion; resale homes are paid for in full at the notary. What changes with a new build is covered in the new-build buying guide.
  • Beach, golf or town? Each coast offers all three. If walking to the sea is the point, start from the homes within 1 km of the sea; for golf, from the homes on and beside golf courses.

Climate on the four coasts

All four have mild winters and long, dry summers. They differ most in rain and winter temperature. AEMET (Spanish state weather agency) long-term averages, 1981–2010, at the main airport stations:

Costa Blanca South: Guardamar to the Murcia border

From Guardamar to Pilar de la Horadada the coast is flat, the beaches are long and the golf courses sit a few minutes inland. Large international communities live here all year. The whole area is served by Alicante-Elche airport, and the southern end also by Región de Murcia airport.

Torrevieja

Torrevieja is a city in its own right, with 98,533 registered residents, about half of them foreign nationals (INE, 2025). Its 13 km of coast runs from Punta Prima to La Mata, and the two salt lagoons of La Mata and Torrevieja behind the town form a natural park. In 2026 six of its beaches and three of its marinas hold a Blue Flag. Hospital Universitario de Torrevieja is in the town, Alicante-Elche airport is about 45 km by road, and the Villamartín, Las Ramblas and La Marquesa golf courses are 10–15 minutes away.

The town average was €2,931 per m² in September 2026, up 13.8% in a year. An 80 m² two-bedroom apartment at that average comes to about €234,000. The centre is the lowest-priced district at €2,526 per m²; Aguas Nuevas (€3,161) and Los Balcones (€3,262), with more houses and gardens, are the highest. Guardamar del Segura

Guardamar has 18,564 residents and a protected dune pine forest of about 800 hectares, planted from 1900 onwards, running behind its beaches. The forest limits building density, so the town stays low-rise. The river Segura reaches the sea at the edge of town, and several of its beaches hold a Blue Flag in 2026. Guardamar is the closest town on this stretch to Alicante-Elche airport, about 32 km by road.

The average was €3,363 per m², up 12.8% in a year. Las Viñas and El Edén, away from the beach, sit below €2,550; the marina district is above €4,000. Homes for sale in Guardamar · area guide.

Orihuela Costa: Villamartín, La Zenia, Cabo Roig, Campoamor

Orihuela Costa is the coastal district of Orihuela: a chain of residential communities between the coves and the golf courses. Its ten Blue Flag beaches and coves in 2026 give Orihuela the most of any municipality in the Valencian Community, and three golf courses within the district: Villamartín, Las Ramblas and Real Club de Golf Campoamor. International schools nearby include El Limonar Villamartín and Phoenix International School in San Miguel de Salinas. Región de Murcia airport is about 48 km away and Alicante-Elche about 70 km.

The Orihuela Costa average was €3,347 per m² in September 2026, down 2.7% in a year. Villamartín is built around its golf course; La Zenia and Cabo Roig sit above the coves; Campoamor combines a beach and a golf club.

Ciudad Quesada and San Miguel de Salinas

Ciudad Quesada is a planned community in the municipality of Rojales, built around La Marquesa golf course, with Willow International School inside the urbanisation. Rojales has the highest share of foreign residents in this guide: 68% of 17,652 people. The average was €3,569 per m², flat on a year earlier. Homes for sale in Ciudad Quesada.

San Miguel de Salinas is a small Spanish town of 7,177 residents on a ridge above the Torrevieja salt lakes, with its own weekly market and two British-curriculum schools, Phoenix and The O'Brien. Las Colinas, Vistabella and Villamartín golf courses are close by. The town average was €3,334 per m², up 5.7%.

Torre de la Horadada

Torre de la Horadada is the coastal village of Pilar de la Horadada, the southernmost municipality of Alicante province. It is named after a watchtower built in 1591. The municipality has six Blue Flag beaches and the Lo Romero golf course. Región de Murcia airport is the nearer one, about 41 km away. The Torre de la Horadada district averages €4,410 per m², above the municipal average of €3,813. Homes for sale in Torre de la Horadada.

Costa Blanca North: coves, hills and villas

North of Alicante the coast turns mountainous, towns are smaller and villas become the norm. Two tram lines run along this coast: L1 from Alicante to Benidorm, and L9 from Benidorm through Altea and Calpe to Dénia.

Benidorm and Finestrat

Benidorm has 77,327 residents and works all year: high-rise apartments face its two Blue Flag beaches, Levante and Poniente. The tram connects it to Alicante, and Alicante-Elche airport is about 58 km by road. Next door, Finestrat (9,919 residents) climbs from the Cala de Finestrat to an old village under the Puig Campana mountain, with the Puig Campana golf course and hillside villa estates. Costa Blanca International College is in Benidorm.

Benidorm averaged €4,115 per m² in September 2026, up 19.1% in a year. District averages range from €2,818 in the centre to €4,559 at Playa Levante and €6,154 at Playa Poniente. Finestrat averaged €3,669, up 4.7%. Homes for sale in Benidorm and Finestrat · area guide.

Villajoyosa

Villajoyosa is a working fishing town of 37,449 residents, with a brightly painted old town above the harbour and the Valor chocolate factory, here since 1881. The Marina Baixa regional hospital is in the town, six beaches hold a Blue Flag, and the tram reaches both Alicante and Benidorm. The airport is about 49 km away.

Villajoyosa averaged €4,211 per m², up 26.1%, the largest annual rise of any town in this guide. Homes for sale in Villajoyosa.

Altea

Altea (24,592 residents) is built around a hilltop old town, with a marina that has held a Blue Flag every year since 1987 and four Blue Flag beaches. Above the town, Altea Hills is a villa estate looking across the bay; Altea Club de Golf and Altea International School (AIS) are in the municipality. The town average was €3,666 per m², up 3.7%; Altea Hills averaged €4,152. Homes for sale in Altea.

Calpe

Calpe (27,616 residents, 54% foreign nationals) sits under the Penyal d'Ifac, a rock protected as a natural park since 1987. Five beaches hold a Blue Flag in 2026; La Fossa has held one every year since 1987. Calpe has a fishing port and a tram stop on line 9. The average was €4,133 per m², up 13.0%. La Nucía, Polop and Alfaz del Pi

These three municipalities sit in the hills 10–15 minutes inland from the Benidorm and Albir beaches. La Nucía (19,121 residents) has the Camilo Cano sports city, Elian's British School and, since September 2025, Vallemar International School. At €2,802 per m², up 9.1% in a year, it is the lowest-priced town north of Alicante in this guide. Polop (5,828 residents) is a hill village known for the Font dels Xorros fountain, with 221 spouts; it averaged €3,625.

Alfaz del Pi (21,080 residents, half of them foreign nationals) includes the beach district of L'Albir. L'Albir borders the Serra Gelada natural park and has a Blue Flag beach. A Norwegian school has operated here since 1972, and the British Sierra Bernia School since 1973. The municipality averaged €3,454 per m²; L'Albir averaged €4,094. Dénia

Dénia (47,261 residents) is a port town with year-round ferries to Ibiza, Formentera and Palma. Its castle and the Montgó natural park rise behind the centre, and seven beaches hold a Blue Flag in 2026. The town has its own public hospital, La Sella golf course (27 holes) and SJS International School. It is also the northern end of tram line 9. Alicante-Elche airport is about 104 km by road.

The average was €3,739 per m², up 6.3%. The centre averages €2,854 per m² and the sandy Les Marines beach area €4,512. Homes for sale in Dénia.

Jávea, Moraira and Cumbre del Sol

Jávea (30,642 residents, 48% foreign nationals) spreads across a valley between the Montgó and the capes of Sant Antoni and La Nau, with three centres: old town, port and Arenal beach. Xàbia International College and a 9-hole golf club are in the municipality. Jávea averaged €4,236 per m², up 11.0%. The cliff-top Portitxol-Balcón al Mar district averaged €5,545. Moraira is the coastal part of Teulada (12,912 residents, 56% foreign nationals), with an 18th-century castle on the town beach, a marina and the Blue Flag cove of El Portet. Its districts average €4,210–4,970 per m². Cumbre del Sol is a planned villa estate on the ridge between Moraira and Jávea, in the municipality of Benitatxell. Alicante and El Campello

Alicante is the provincial capital, with 366,221 residents. The airport is about 15 km from the centre, and the AVE high-speed train has run to Madrid since 2013. The city has two universities, the Dr. Balmis university hospital, King's College British School and the European School of Alicante, and four Blue Flag beaches including San Juan. At €2,706 per m², up 7.3%, it has the lowest town-wide average of the coastal towns in this guide; only districts of northern La Manga come in lower: an 80 m² apartment at the city average is about €216,000. El Campello (31,419 residents) is the next town north on tram lines 1 and 3. It has a fishing port, the Illeta dels Banyets archaeological site on the seafront, and three Blue Flag beaches, one of them every year since 1987. The airport is about 28 km away. El Campello averaged €3,350 per m², and Playa Muchavista €4,494. Homes for sale in El Campello.

Costa del Sol: Málaga to Manilva

The Costa del Sol is one continuous built-up stretch from Málaga to the Cádiz border, with Málaga airport at its eastern end and the Cercanías C-1 train from Málaga through the airport to Fuengirola. The main public hospital of the western coast, Hospital Universitario Costa del Sol, is in Marbella.

Málaga city

Málaga has 599,063 residents, the airport inside the municipality, the AVE high-speed line to Madrid and two regional university hospitals. Seven city beaches hold a Blue Flag in 2026. The Picasso museums and the Centre Pompidou Málaga are in the centre, and the British School of Málaga is in the city. The city average was €3,933 per m², up 6.7%. Torremolinos and Benalmádena

These are the closest coastal towns to Málaga airport, about 10 and 18 km by road, and both are on the C-1 train line. Torremolinos (71,329 residents) has five train stations and the La Carihuela beach quarter; Sunny View School is in the town. It averaged €4,159 per m², up 8.2%. Benalmádena (78,338 residents) runs from Puerto Marina up to the hillside village, with a cable car to Monte Calamorro, its own public hospital (Hospital de Alta Resolución) and the British College of Benalmádena. Fuengirola and Mijas

Fuengirola (85,211 residents, 37.5% foreign nationals) is the western end of the C-1 train, with four stations in town, an 8 km seafront promenade, the 10th-century Sohail castle and four Blue Flag beaches. The airport is about 28 km away. It averaged €4,765 per m², from €3,626 in the centre to €5,719 at Carvajal. Homes for sale in Fuengirola.

Mijas (95,104 residents) has three parts: the white village of Mijas Pueblo, Las Lagunas next to Fuengirola, and Mijas Costa with La Cala and Calahonda. La Cala Resort has three 18-hole courses, St. Anthony's College is in Mijas Costa, and five beaches hold a Blue Flag. Mijas averaged €4,104 per m², from €3,793 in Calahonda to €5,113 in La Cala. Marbella

Marbella (159,786 residents) includes San Pedro de Alcántara and Nueva Andalucía as well as the town itself. It has the main public hospital of the western Costa del Sol, eight Blue Flag beaches, the Puerto Banús marina and golf courses such as Las Brisas, Aloha and Río Real. International schools include Aloha College, Swans International School and the English International College. Málaga airport is about 54 km away.

Marbella averaged €5,039 per m², up 4.9%, the highest town average in this guide. Estepona

Estepona (79,621 residents) has an old town of more than 130 pedestrianised streets, known for the flower pots of the Ruta de las Macetas, a marina next to the centre and its own public hospital (Hospital de Alta Resolución), opened in 2021. Atalaya International School and The International School Estepona are in the municipality, and El Paraíso and Valle Romano golf courses are nearby. Málaga airport is about 84 km by road.

Estepona averaged €4,487 per m², up 7.1%: €4,001 in Altos de Estepona, €4,754 in the old town and €5,322 in Seghers. Homes for sale in Estepona · area guide.

Benahavís

Benahavís is a hill municipality of 9,472 residents behind Puerto Banús, with the highest share of foreign residents on the Costa del Sol at 62%. Its estates include La Zagaleta, a gated estate of about 900 hectares with two private golf courses, as well as La Quinta, El Madroñal and Los Flamingos. Golf courses in the municipality include Los Arqueros and Marbella Club. It averaged €4,830 per m²; La Quinta averaged €5,523 and Monte Mayor-Marbella Club €5,707. Homes for sale in Benahavís.

Manilva and Casares

The western end of the coast borders Sotogrande. Manilva (18,165 residents) combines the hill town, the beach town of San Luis de Sabinillas and the Puerto de la Duquesa marina; two beaches hold a Blue Flag. At €3,472 per m², up 13.5%, it is the lowest-priced coastal municipality on the Costa del Sol in this guide. Casares (9,009 residents) has a white hilltop village and a coastal strip with three 18-hole golf courses, including Finca Cortesín. It averaged €4,175 per m². Costa Cálida and the Mar Menor

Murcia's coast is built around the Mar Menor, a coastal saltwater lagoon of about 135 km² with an average depth of about 4 m, separated from the Mediterranean by the La Manga sandbar. Región de Murcia airport at Corvera is 11–55 km from the places below. Hospital Los Arcos del Mar Menor serves Los Alcázares, San Javier, San Pedro del Pinatar and Torre-Pacheco.

Los Alcázares

Los Alcázares (20,408 residents) lies entirely on the lagoon shore, with flat, shallow beaches and La Serena golf course. The airport is about 33 km away. The average was €3,719 per m², up 13.9%, from €3,244 in the centre to €3,877 in Las Lomas de Rame-Bahía Bella. Homes for sale in Los Alcázares · area guide.

San Pedro del Pinatar

San Pedro del Pinatar (29,674 residents) has beaches on both the Mar Menor and the open Mediterranean. Between them is the 856-hectare Salinas y Arenales regional park, with working salt pans and flamingos, and the Lo Pagán mud baths. Three beaches hold a Blue Flag. La Manga del Mar Menor

La Manga is a sandbar of about 22 km with beaches on both sides: the calm lagoon and the open sea. It is shared between the municipalities of San Javier and Cartagena. The Cabo de Palos-Islas Hormigas marine reserve is at its southern tip, and the La Manga Club resort, with three courses, is just inland. Northern La Manga districts in San Javier averaged €2,438–2,679 per m²; the Cabo de Palos area of Cartagena averaged €2,932. Homes for sale in La Manga.

Torre-Pacheco and Altaona Golf

Torre-Pacheco (41,479 residents) is the closest of these towns to the airport, about 25 km away (the Altaona Golf resort is closer still). It contains the Mar Menor Golf Resort, a Jack Nicklaus design, and La Torre Golf Resort, home to King's College, The British School of Murcia. Resort averages run from €1,897 per m² at La Torre Golf to €3,604 at Mar Menor Golf. Altaona Golf, in the municipality of Murcia, is an 18-hole course about 11 km from the airport and about 15 minutes from Murcia city. Mallorca: Palma

Palma (434,786 residents) is the island's capital and its main market. The airport is about 12 km from the centre, Son Espases is the main public hospital of the Balearics, and international schools include Bellver International College and Baleares International College. Holiday lets: the rules by region

If you plan to let the home to tourists, the region and the town decide whether a new licence is possible. The rules below are as of September 2026; the full process is in our guide to renting out property in Spain.

  • Everywhere in Spain. On 19 May 2026 the Supreme Court annulled the national single register of short-term lets (NRUA, Royal Decree 1312/2024) in judgment 620/2026. The regional tourism registration number is again the identifier a holiday let needs. Since 3 April 2025, a new holiday let in an apartment building has needed express approval from three-fifths of the owners (Organic Law 1/2025). Lets that were operating legally before that date keep their status.
  • Valencian Community (Costa Blanca). Holiday lets are registered in the regional tourism register after a municipal urban-compatibility report, and the registration is renewed every five years. New holiday-let registrations in Alicante city have been suspended since January 2025, for up to two years, while it prepares limits by neighbourhood. Jávea approved neighbourhood caps in May 2026, with up to a year's suspension of new licences for apartments in shared buildings. Dénia zoned holiday lets in its urban core in August 2026; Les Marines, Les Rotes and the Montgó are outside the zones. A planning interpretation adopted by Benidorm in October 2025 allows residential and tourist use in the same building.
  • Andalusia (Costa del Sol). Holiday lets are registered in the Andalusian tourism register by declaration, under Decree 28/2016 as amended by Decree 31/2024, and town councils may set limits by zone. In Málaga city, no new holiday lets are allowed in 43 neighbourhoods where they exceed 8% of homes. An 8% cap applies elsewhere, and since 23 August 2025 new registrations have been suspended city-wide for up to three years. Existing registered lets are not affected. No town-wide moratorium had been adopted in Estepona, Fuengirola, Mijas, Torremolinos or Benalmádena at the time of writing.
  • Region of Murcia (Costa Cálida). Holiday lets start with a declaration to the regional tourism institute and registration in the regional register (Decree 256/2019), with up to 10 guests per home. None of the Murcia towns in this guide had a holiday-let cap at the time of writing.
  • Mallorca. Palma has not allowed holiday lets in apartment buildings since 2018. On 28 May 2026 the council approved extending this to all housing types; existing legal licences keep their rights. New tourist places on the island are suspended pending a carrying-capacity study, so holiday letting on Mallorca works through existing, transferable licences.

Among the coastal towns in this guide, the lowest average asking prices in September 2026 were in the northern part of La Manga on the Mar Menor (about €2,400–2,700 per m²), Alicante city (€2,706) and Torrevieja (€2,931). Across whole provinces, the Region of Murcia averaged €2,215 per m², against €3,167 in Alicante province and €4,118 in Málaga province (Fotocasa index).

The Costa Blanca is lower-priced on average: €3,167 per m² across Alicante province against €4,118 across Málaga province in September 2026, and it has drier weather (277 mm of rain a year at Alicante against 534 mm at Málaga). The Costa del Sol has a continuous coast with a train line from Málaga through the airport to Fuengirola and many golf courses and international schools. Multiply the size by the town's average price per square metre. In September 2026 an 80 m² apartment at the town average came to about €216,000 in Alicante, €234,000 in Torrevieja, €265,000 in San Pedro del Pinatar, €315,000 in Málaga and €403,000 in Marbella. First-line and sea-view homes sit above the average.

Towns with large registered populations and full services in winter: Alicante, Torrevieja and Dénia on the Costa Blanca; Málaga, Fuengirola and Estepona on the Costa del Sol. Alicante, Málaga, Torrevieja, Dénia and Estepona each have a public hospital in the municipality.

Orihuela Costa has three courses within the district (Villamartín, Las Ramblas and Campoamor), Ciudad Quesada is built around La Marquesa, Mijas has the three courses of La Cala Resort, Casares has three 18-hole courses, and Torre-Pacheco has Mar Menor Golf and La Torre Golf. Benahavís and Marbella cover the premium end on the Costa del Sol.

It depends on the region and the town. The national short-let register (NRUA) was annulled by the Supreme Court on 19 May 2026, so the regional tourism registration is what counts. Since April 2025, a new holiday let in an apartment building has needed approval from three-fifths of the owners. Alicante city and Málaga city have suspended new registrations, Jávea and Dénia limit them by zone, and Palma does not allow new holiday lets. Benidorm, Estepona, Fuengirola, Mijas, Torremolinos, Benalmádena and the Mar Menor towns had no town-wide moratorium at the time of writing.

Roughly 10–15% of the price for transfer tax or VAT, stamp duty, notary, land registry and legal fees; the exact rates depend on the region and on whether the home is new or resale.
