About apartments in Mallorca

Mallorca is a large island rather than a single town, and its apartment market is best understood by zone. The current Bravos Estate selection is concentrated on the coast in three broad areas. The Llevant (east) coast — around Cala Ratjada, Capdepera and Canyamel — combines sheltered coves, a marina and golf with a calmer, family-oriented pace than the island's west. The south, at Colonia de Sant Jordi, opens onto some of Mallorca's clearest water and the Es Trenc natural beaches. In the south-west, Sant Elm sits at the quieter tip of the coast facing the islet of Sa Dragonera, within reach of the Peguera and Santa Ponsa resort strip.

Across these zones the selection is almost entirely new-build, two- and three-bedroom apartments with built areas from roughly 89 to 122 m², typically within gated communities with pools and, in the coastal positions, sea or harbour views. Mallorca's planning restrictions and limited coastal land keep new supply tight, which supports values over time and makes completed and off-plan new-build stock the core of the market. Palma airport, with year-round connections across Europe, is between 45 minutes and just over an hour from these areas by car.

Buyers here are predominantly international second-home and lifestyle purchasers — German, British, Scandinavian and Swiss among the largest groups — drawn by the island's beaches, sailing, golf and the strength of Palma as a year-round city. New-build purchases follow a staged payment structure across the construction period; resale apartments, where available, complete on standard Spanish timelines. Listings can be filtered by zone, bedroom count and build status to match specific requirements.

Frequently Asked Questions

In our current selection, apartments are concentrated on the Llevant east coast (Cala Ratjada, Capdepera, Canyamel), in the south at Colonia de Sant Jordi, and in the south-west around Sant Elm. Each zone has a different character — the east is calmer and golf- and marina-oriented, the south is known for its natural beaches and clear water, and the south-west faces Sa Dragonera near the Peguera resort strip.

In our current selection, new-build two-bedroom apartments start at around €436,000, with larger two- and three-bedroom homes in prime coastal positions reaching into the €800,000s. Prices reflect proximity to the sea, the specification of the development and the zone; the west and south-west generally command more than comparable stock further east. Resale apartments, where available, vary widely with age and location.

Our current selection is almost entirely new-build — completed or off-plan developments in gated communities. Mallorca's tight planning rules and limited coastal land mean new supply is constrained, so well-located new-build stock is the core of the market. A smaller resale segment exists across the island but is not the focus of the current selection.

Mallorca combines strong, year-round international demand with genuinely limited coastal supply, which has historically supported values. It suits second-home and lifestyle buyers above all; holiday-rental use is possible but tightly regulated by the Balearic authorities and requires a specific licence, so anyone buying primarily for short-let income should confirm the licensing position for the exact property before committing.

Yes. Non-residents can buy property anywhere in Spain, including the Balearics; you will need an NIE (foreigner identification number) to complete, and Spanish banks lend to non-residents. Note that the Balearic Islands apply their own progressive transfer-tax (ITP) scale on resale purchases. Bravos Estate can connect buyers with legal and tax professionals experienced in Balearic transactions.
