Villas on the Costa Cálida — Market Overview

Villas on the Costa Cálida are almost all new builds, and almost all of them come with a private pool. This is Murcia's coast: the Mar Menor lagoon, the narrow La Manga strip that separates it from the Mediterranean, and a flat, sunny hinterland of golf and lake resorts. That geography splits the villa market into three settings.

On the lagoon shore — Los Urrutias and Playa Honda on the Cartagena side, Lo Pagán in San Pedro del Pinatar — villas sit a few hundred metres from calm, shallow water that stays several degrees warmer than the open sea. Around Los Alcázares, detached villas line the streets near La Serena Golf, a short drive from the lagoon promenades. Inland, Santa Rosalía in Torre-Pacheco is built around a large lake with its own sandy beach, and Altaona Golf on the edge of Murcia city offers single-level villas with the mountains behind them: further from the sea, more house and plot for the money.

Most villas here have three bedrooms, a private pool and a roof solarium or basement, and are sold off-plan or under construction, built to current energy-efficiency standards. Every development is visited by our team before it goes online, and we handle the purchase with our legal partners, from reservation contract to notary.

Frequently Asked Questions

In three settings: on the Mar Menor shore (Los Urrutias and Playa Honda near Cartagena, Lo Pagán in San Pedro del Pinatar), around Los Alcázares and San Javier near the La Serena golf course, and on the inland resorts — Santa Rosalía in Torre-Pacheco and Altaona Golf near Murcia city.

The lagoon shore puts you within walking distance of calm, shallow beaches and the waterfront towns, on smaller plots. The resorts trade the sea for space: larger plots, communal facilities, golf or the Santa Rosalía lake, and a quieter setting — most buyers there drive to the coast.

Our current Costa Cálida villas are sold off-plan or under construction; the completion date is shown on each listing. Payment is staged — a reservation deposit, then a share at contract, during construction and the balance on completion — and early buyers can often still choose finishes.

New builds carry 10% VAT (IVA) on the price plus 1.5% stamp duty (AJD) on the deed; notary, land registry and legal fees come on top. Our buying-costs calculator shows the full breakdown for your budget.
