All properties in Costa Cálida — Market Overview

The Costa Cálida is the coast of Murcia, and its defining feature is the Mar Menor — the largest saltwater lagoon in Europe, separated from the Mediterranean by the narrow spit of La Manga. The lagoon is shallow and several degrees warmer than the open sea, which gives the region its name and a swimming season noticeably longer than the coasts to the north. Los Alcázares and San Javier sit on the lagoon shore; San Pedro del Pinatar adds the salt flats and their mud baths; inland, Torre-Pacheco and the golf resorts behind it trade sea views for space and greenery. Further south, past Cartagena, Águilas keeps the wilder, less built coastline.

This is the most accessible stretch of the Spanish Mediterranean in our catalogue — consistently cheaper than the Costa Blanca to the north and the Costa del Sol to the west, for comparable specification. The stock is dominated by apartments and bungalows on golf and lagoon resorts, typically low-rise, built around shared pools and gardens; detached villas exist but form the smaller part of the market. Murcia's own airport at Corvera and Alicante an hour up the motorway both serve the area.

Essentially all of our Costa Cálida selection is new-build, delivered to current technical code — aerothermal climate systems, A-rated insulation — and often still customisable if reserved early in construction. Every property is visited by our team before publication, and we run the purchase through our legal partners, from reservation contract to notary.
