Buying property in Spain with Bravos Estate
Where we sell. Bravos Estate works on four stretches of Spain's Mediterranean coast: Costa Blanca around Alicante, from Dénia to Pilar de la Horadada; Costa del Sol from Málaga to Estepona; Costa Cálida on the Mar Menor; and Mallorca. Every listing here is a property we sell ourselves, with photos, floor plans and current availability, not an aggregated feed.
New-build or resale. New developments are sold directly from the developer, off-plan or key-ready, with a fixed price and a staged payment plan. Resale homes are ready to move into and are bought through a reservation contract, a private purchase contract and signing at the notary. The purchase taxes differ: VAT and stamp duty on new-build, transfer tax on resale, and the rate depends on the region.
How the search works. Start from a coast or a town, or from a property type, and narrow by price and bedrooms. Region and town pages explain each area for buyers; the guides cover the purchase process, costs and taxes step by step.
Frequently asked questions
Yes, without restrictions on nationality. You need a Spanish tax number, the NIE, and a Spanish bank account for the purchase; both can be arranged before you travel. Our guide explains the steps.
Budget roughly ten to fourteen percent for taxes, notary, registry and legal fees. Resale pays transfer tax, which varies by region; new-build pays VAT plus stamp duty. Exact figures depend on the region and the year, see the buying costs guide.
New-build gives a fixed price, warranties and staged payments but a waiting period; resale gives immediate use and established neighbourhoods. In our current selection both are available on every coast.
A resale typically completes within one to three months of the reservation; a new-build follows the construction schedule shown on each listing.
Yes, Spanish banks lend to non-residents, usually for a smaller share of the price than to residents and on shorter terms. Pre-approval before the search is possible.
Costa Blanca is the largest market and the best connected through Alicante airport; Costa del Sol is the most international; Costa Cálida is quieter and more affordable; Mallorca is an island market with its own rules. The region pages compare them.
