Apartments in Costa Blanca — Market Overview
Apartments are the backbone of the Costa Blanca market, and the coast splits into two clearly different halves. The south — Torrevieja, Orihuela Costa, Guardamar and the salt-lake towns — is Europe's most liquid entry-level coast: in our current selection new-build apartments start just under €200,000, with the typical modern two-bedroom in complexes with pools and padel courts at €250,000–€400,000, and the buyer mix is Scandinavian, Polish, Dutch and Belgian in roughly equal measure. The north — Benidorm-Finestrat, Calpe, Altea, Javea — trades at a premium for its skyline towers, cliff-edge views and stronger year-round rental demand, with new seafront projects typically between €300,000 and €700,000.
New-build stock dominates our portfolio here: residential complexes delivered with communal pools, gyms, and increasingly aerothermal heating and A-rated energy certificates, sold off-plan with staged payment plans and bank-guaranteed deposits. Resale apartments carry no VAT — transfer tax applies instead — and can be keys-in-hand within four to six weeks.
What to check before shortlisting: orientation (south-west terraces hold winter sun), community fees for tower amenities, and — if you plan to let — whether the building and municipality allow tourist licences, as rules now differ street by street in several towns. Our team inspects every listed development in person and handles the legal side end to end.

In our current selection, apartments start just under €200,000 in the southern towns — at that level it is new-build, not resale, that sets the entry price. The typical modern two-bedroom runs €280,000–€400,000, northern seafront projects €300,000–€700,000, and luxury penthouses trade above €1M. Coastal new-builds have appreciated fastest since 2021.
For resale apartments the transfer tax (ITP) in the Comunidad Valenciana is 9% of the purchase price (11% on the full price when it exceeds €1M, since June 2026). New-build apartments carry 10% VAT (IVA) plus 1.4% stamp duty (AJD) instead. Add roughly 2–3% for notary, registry and legal fees, so total purchase costs come to about 11–12% on top of the price.
Only with a tourist licence, and rules tightened in 2024–2026: some municipalities have paused new licences in saturated zones, and buildings can veto holiday lets by community vote. If rental income is part of your plan, tell us upfront — we flag which of our listed developments allow licences and which towns still issue them.
The south wins on price per square metre and rental yield; the north wins on scenery, build quality of recent projects and long-term appreciation. A practical rule: pure investment budgets under €250,000 usually work best around Torrevieja and Orihuela Costa, while lifestyle buyers who will use the home themselves tend to be happier from Benidorm northwards.
